ICICI Bank home loan eligibility: how much loan you can get on your salary
How much ICICI Bank home loan your salary can support, with a table from ₹40,000 to ₹2 lakh take-home, the RBI loan-to-value limits and what raises the amount.
How ICICI Bank home loan eligibility works
Banks check two limits and lend the lower one. The first is your income: they allow all your EMIs together to take a share of your income, often called FOIR, and the loan must fit inside what is left after your existing EMIs and card dues. The second is the RBI limit on the loan against the home value.
ICICI Bank lists its rate by loan size and employment type, so check the band that applies to you before you read the table.
Loan amount by monthly take-home at ICICI Bank
For a 20-year loan, age 32, no other EMIs and EMIs up to 50% of take-home pay. The starting rate listed for ICICI Bank is 8.75%, from the ICICI Bank rate page, checked 2026-10-17. The last column adds one point to show how a higher rate cuts the loan.
| Monthly take-home | Loan at 8.75% | Loan at 9.75% |
|---|---|---|
| ₹40,000 | ₹22.6 lakh | ₹21.1 lakh |
| ₹60,000 | ₹33.9 lakh | ₹31.6 lakh |
| ₹80,000 | ₹45.3 lakh | ₹42.2 lakh |
| ₹1,00,000 | ₹56.6 lakh | ₹52.7 lakh |
| ₹1,50,000 | ₹84.9 lakh | ₹79.1 lakh |
| ₹2,00,000 | ₹113.2 lakh | ₹105.4 lakh |
Your own rate is set by your credit score, income and the property, so it can be higher than the starting rate.
What changes the amount
On ₹1,00,000 take-home at 8.75% for 20 years:
- No other loans: about ₹56.6 lakh.
- With ₹15,000 of existing EMIs: about ₹39.6 lakh.
- With a co-applicant earning ₹50,000: about ₹84.9 lakh.
- If you are 45 and the loan must end by 60, the tenure is 15 years and the loan is about ₹50 lakh.
Clearing ₹1,000 of existing EMI adds about ₹1.13 lakh to what you can borrow at this rate and tenure.
The loan against home value limit
Even if your income supports more, the RBI limits the loan against the value of the home. You pay the rest as a down payment.
| Home price | Largest loan | Down payment |
|---|---|---|
| ₹20 lakh | ₹18 lakh | ₹2 lakh |
| ₹50 lakh | ₹40 lakh | ₹10 lakh |
| ₹1 crore | ₹75 lakh | ₹25 lakh |
Stamp duty, registration and other costs are extra.
