Where to find them: your Key Fact Statement

Lenders must give you a Key Fact Statement before you sign. It lists the interest rate, all fees and charges, and the annual percentage rate (APR), which shows the full cost including fees. Compare the APR across offers. Our Loan report reads your KFS and shows each charge in plain words. See what a KFS is.

How to pay less in fees

  • Ask for the processing fee to be waived or cut. Lenders often agree, especially for a good credit score or when you have an offer from another lender.
  • Compare the APR, not just the rate. A lower rate with high fees can cost more in a few years.
  • Pay only what is in writing. Do not pay unlisted charges.
  • Check the fee when you transfer. See is a balance transfer worth it.

Charges that should not be there

RBI bars prepayment charges on floating-rate loans to individuals for non-business purposes sanctioned or renewed on or after 1 January 2026. It also says charges not disclosed in the KFS or agreement cannot be levied. If you are asked to pay a charge that is not in your documents, ask your lender to point to it in writing. See the prepayment rule explained.

Common questions

What is a normal processing fee for a home loan?

Lenders commonly charge a percentage of the loan amount plus GST, sometimes with a minimum and a maximum amount. The range varies by lender. Our rates page shows the fee we found for each lender.

Can I negotiate the home loan processing fee?

Yes. Many lenders cut or waive it, especially for strong credit profiles or when you have a competing offer.

Is home loan insurance compulsory?

No regulator requires it. A lender may ask for it as part of its own policy, but you can often choose your own insurer. Compare before you accept a bundled policy.

Are there charges when I prepay my floating-rate home loan?

Not on floating-rate loans to individuals for non-business purposes sanctioned or renewed on or after 1 January 2026. Fixed-rate loans may carry a charge disclosed in the agreement.
