Letter to your bank to reduce your home loan interest rate (with a template)

How to ask your lender for a lower home loan rate: what to include, a short letter you can adapt, what to attach and how to escalate if the bank says no.

Why a letter works

Lenders keep existing customers by pricing them at the original spread, so many borrowers pay more than new customers. A written request with proof gives the relationship manager a reason and a record. See how to reduce home loan interest.

A short letter to adapt

To: The Branch Manager / Home Loan Department
Subject: Request to reduce interest rate on home loan account [loan account number]

Dear Sir/Madam,

I have a floating-rate home loan with you (loan account number [number]), sanctioned on [date], with an outstanding balance of ₹[amount] and a current rate of [rate]% a year.

My credit score is now [score], and I have paid every EMI on time. Lenders currently list rates from about [rate]% for borrowers like me. I request you to reduce my rate to [rate]% a year from the next reset, or to tell me the fee and the steps to switch to your current lowest rate.

Please confirm the revised rate, the date from which it applies and any fee in writing. I attach my latest credit report and loan statement.

Yours faithfully,
[Name], [mobile number], [email]

Our Am I overpaying? check ends with a letter to your lender with your numbers filled in.

What to attach

  • Your latest credit report showing your score.
  • Your loan statement or sanction letter.
  • A competing offer or the lender's listed rate, if you have one.
  • Your Key Fact Statement, if you have it.

If the bank says no or does not answer

  1. Send the letter to the lender's grievance email and keep the receipt.
  2. If there is no reply within the lender's stated time, escalate to the nodal officer, then the bank's internal ombudsman.
  3. If the bank will not move, compare other lenders and consider a transfer. See is a balance transfer worth it.

Common questions

Can I ask my bank to reduce my home loan interest rate?

Yes. Write to your lender with your loan details, credit score and a reason. It is not guaranteed, but a clear request with proof often works.

Will the bank charge a fee to lower my rate?

Some lenders charge a conversion or rate-change fee. Ask for the amount in writing before you agree.

What if my EMI did not change after an RBI rate cut?

On a repo-linked loan the change comes at your next reset. See why in our guide on EMI not changing after a rate cut.
