Pay off the loan or invest? A Philippines comparison
How to decide between paying off a loan and investing in the Philippines, with a ₱200,000 example and the return you would need to beat the loan rate.
The core idea
Paying extra on a loan earns your loan rate, with no risk. Investing may earn more, but it is not guaranteed and gains may be taxed. So the question is whether investing beats your loan rate by enough to be worth the risk.
A worked example
₱200,000 over 10 years. A 9% loan is a sure 9%, about ₱473,473. Invested at 6%, about ₱358,170. Repaying the loan wins by about ₱115,000, with no risk.
A simple rule
When the loan rate is above the safe return you can get (bank, MP2, bonds), pay the loan. Only a high-return, higher-risk investment can beat it, and it may not.
Check before you overpay
Check for early settlement fees, and keep three to six months of costs in cash.
Common questions
Is paying off a loan a good return?
Yes. It is a sure return equal to your loan rate, with no market risk.
Can I do both?
Yes. Many people split the money, keeping a cash cushion first.
Does the investment return include tax?
Compare after tax. The calculator lets you enter a tax rate on gains.
