Pre-EMI vs full EMI on an under-construction home loan

With an under-construction flat you may pay only interest first (pre-EMI) and full EMIs later. How each works, a worked example and which is cheaper.

How pre-EMI works

For an under-construction home, the lender releases the loan in stages as the builder reaches construction milestones. Until the last payment, you may pay only the interest on the amount released so far. That is the pre-EMI. After the full loan is released, full EMIs start, which cover interest and principal.

Worked example: ₹50 lakh at 8.5%

The pre-EMI rises with each release because interest is charged on a bigger amount.

Amount releasedPre-EMI a month
₹10 lakh₹7,083
₹25 lakh₹17,708
₹40 lakh₹28,333
₹50 lakh₹35,417

When the loan is fully released and full EMIs start for 20 years, the EMI is about ₹43,391. Compare in the EMI calculator.

Pre-EMI or full EMI from the start?

Some lenders let you start full EMIs from the first release. That costs more each month early on, but your balance falls from day one and total interest is lower. Pre-EMI keeps your outgo low while you may also be paying rent. If your budget allows full EMIs, they save interest. If not, pre-EMI is a bridge, so plan the jump when full EMIs begin.

Tax on pre-construction interest

Under the old regime, interest paid before you get possession can be claimed in five equal yearly parts starting from the year construction is completed, within the yearly limit. The new regime gives no deduction for a home you live in. See home loan tax benefits.

Risks with under-construction homes

  • Delays mean pre-EMI and rent for longer.
  • Check that disbursement matches construction progress, not just the builder's demand.
  • Ask your lender what happens to the tenure if full EMIs start later.

Common questions

What is pre-EMI?

It is an interest-only payment on the amount of loan released so far, usually while a home is under construction.

Is pre-EMI better than full EMI?

Pre-EMI gives a lower monthly payment early. Full EMI from the start reduces the balance sooner and costs less interest overall. It depends on your budget.

When does the full EMI start?

After the loan is fully released, or earlier if you choose full EMI from the first release.

Can I prepay during the pre-EMI period?

Yes. Floating-rate home loans to individuals have no prepayment charge. Ask your lender how it applies the payment.
