Closing your home loan: foreclosure steps and getting your documents back
How to close a home loan early: get the foreclosure amount, pay it, and collect the no-dues letter and original papers. The RBI 30-day limit and what to check.
The steps
- Ask for the foreclosure statement showing the exact amount due on a specific date, including principal and accrued interest.
- Clear any pending EMIs, bounce charges and penalties so the statement is clean.
- Pay the full amount by the date, through the lender's accepted channel.
- Collect the foreclosure letter and the no-dues certificate.
- Collect your original property documents.
- Check the charge removal on the CERSAI register, where the lender's charge on your property is recorded.
- Get the final interest certificate for your tax return.
Will you pay a foreclosure charge?
For floating-rate loans to individuals for non-business purposes, RBI bars prepayment charges on loans sanctioned or renewed on or after 1 January 2026, whether you pay from your own money or by moving the loan to another lender. Fixed-rate loans may carry a fee set in your loan agreement. Check your Key Fact Statement and agreement. See the prepayment rule explained.
Getting your documents back
RBI directions say lenders must release your movable and immovable property documents within 30 days of full repayment, and must pay you ₹5,000 for each day of delay beyond that. If your documents are lost or damaged, the lender has to help you get duplicates or certified copies at its own cost. The directions apply from 1 December 2023. If your lender is late, write to its grievance officer first and then escalate to the RBI Ombudsman. Keep dated copies of your payment receipt and closing letter.
After closing
Check your credit report after about 30 to 45 days to see that the account is marked closed with a zero balance. If not, see how to fix an error. Also ask whether you should cancel the auto-debit mandate, the insurance cover tied to the loan, and any linked accounts.
